I've worked in real estate for over 25 years through countless market conditions. In the last 12 years I've worked exclusively with Investors finding property for every exit strategy known.
As my focus has become solely Real Estate for Investors, I have a full understanding of a good investment deal and will be underwriting the project for you as part of the real estate process.
Your Buy and Holds will cash flow, and your Fix and Flips will turn a profit.

We'll provide the current "as is" market value and a solid ARV based on apples to apples comps sold.
We'll prepare rental comps for several rental strategies, whether long, mid or short term. We'll research outstanding mortgages and search the tax records for unexpected assessments or red flags with deeds recorded. We'll provide a general breakdown of an estimated construction budget based on your goals for the project. We'll give you the demographic, the property composition for the area and finally suggest the highest and best exit strategy for that particular property based on the information analysed.

We'll be working On-Site to create an intentional and carefully considered layout that will work for the goals you have for the property. Our involvement continues on site as we work with your framing team to confirm that the spaces have been built out correctly and are working as designed.

Finishes, paint colors, tile selection, cabinets, vanities, light fixtures, trim, pulls, hardware, etc., etc.
Not to mention the essential design features that will make your property stand out from the rest .
All this while trying to stay in budget!

Design services run througout the life of the project as we'll be selecting finishes and then returning regularly to ensure that everything is implemented correclty. We're responsible for the selection of every element that goes into the overall design. This includes design elements such as feature walls, buildouts,
custom storage, etc. All design selections will be confirmed to be within budget.
The On-Site Underwriting Fee is a flat fee that includes a complete analysis of the subject property.
Propertties outside of a 10 mile radius will incur a travel expense.

The Space Planning Fee is determined by the square footage of the property or the square footage of the area you want designed.
$1.25 per SqFt
The Full Service Design Fee is a flat fee determined by the square footage of the property or the square footage of the areas you want designed.
$1.25 per SqFt
Kitchens or Baths Only $2.75 per Sq.Ft
